Why we sometimes advise clients against buying an apartment

Share

Buying a property is full of strong emotions. It is very easy to fall in love with a beautiful living room, a trendy kitchen island, or a charming balcony, especially after months of searching. The role of a professional agent is to prevent anyone from getting carried away by emotions at that moment and to introduce a cold analysis as a devil's advocate.

When we tell clients to stop

We sometimes tell a client outright to abandon a specific purchase. There are several key reasons behind this:

  • Unclear legal status - warning entries in the land and mortgage register, unresolved inheritance matters, or an involuntary mortgage, when the risk is too high for life savings.
  • What is not visible outside the window - the Local Spatial Development Plan can quickly turn a charming view of a grove into a planned transit road or a warehouse.
  • Hidden defects under a fresh coat of paint - water stains, moisture, or a leaky installation hidden behind new walls, while the advisor's experience suggests examining the technical condition.

No single transaction is worth losing the trust and peace of mind of a person who entrusts us with their financial security. Our goal is for the client to approach us with a smile in a few years and confirm the correctness of their decision.
